The opportunity

300 m² to make your own, on the most famous address in Copacabana.

On Avenida Atlântica, facing the beach, stands the Chopin — three buildings raised together in 1956 and known, ever since, as the grandest residential address on the Copacabana seafront. This is a full floor of 300 m² within it.

The apartment is in good condition and sold unfurnished — a rare chance to take a generous, light-filled floor in a building that almost never trades, and make it entirely your own. What you acquire first is the address.

The address

The Chopin — Copacabana's grand seafront address

Three buildings — the Chopin, the Balada and the Prelúdio — were raised together in 1956 on Avenida Atlântica, on ground cleared by removing the Pedra do Inhangá, the rock that once stood beside the Copacabana Palace. Conceived by Henryk Spitzman Jordan and designed by the architect Jacques Pilon, each block takes its name from a musical form dear to Chopin — a ballade, a prelude. It was the first building in Copacabana with floor-to-ceiling glass, and remains a landmark of carioca modernism.

Ever since, it has been the beach's most celebrated residential address — home over the years to President João Goulart, to Adolpho Bloch, founder of Manchete magazine, and, more recently, to Gilberto Gil and Narcisa Tamborindeguy. It is where Rio's artists and families have chosen to live on the sand, and where the city keeps its most glamorous New Year's Eves.

The neighbour

The Copacabana Palace, next door

The Chopin rises directly beside the Copacabana Palace — the Belmond hotel that has defined the avenue since 1923. From the apartment, the Palace, its pool garden and the whole sweep of the beach are simply the view.

During construction, the story goes, the Palace's owner, Mariazinha Guinle, threatened to raise a wall to keep the pool private. Today the two icons live side by side: by a long-standing arrangement, residents of the Chopin have been able to enjoy the hotel's facilities as a club. No other seafront building in Rio has this neighbour.

The view

The bay, from the eighth floor

Floor-to-ceiling windows run the length of the reception rooms, and the Atlantic fills them. From the eighth floor the view takes in the Palace below, the crescent of Copacabana beach and, on a clear day, the hills beyond the bay.

It is the light that first strikes you — morning sun off the water, the beach laid out in front, the avenue's mosaic promenade far below. A floor made to be lived in with the sea as its main room.

The apartment

300 m² of light and parquet, to make yours

Three hundred square metres over a single floor: wide reception rooms, three bedrooms with fitted wardrobes, two bathrooms, a kitchen and service areas. Herringbone parquet throughout, generous ceiling heights, air conditioning.

The apartment is in good condition and comes unfurnished — a clear, calm canvas to refresh and personalise to your taste. The proportions, the parquet and the wall of glass are exactly the bones that make a Copacabana classic.

Copacabana

Four kilometres of sand between Leme and Arpoador, the Sugarloaf at one end and Christ above — and, at New Year, the largest beach celebration in the world.

The location

On the sand, in the middle of everything

The Copacabana seafront

On Avenida Atlântica the beach is across the road and the whole of Copacabana is at your feet: the promenade, the kiosks, restaurants and bars, the metro a couple of blocks back — the neighbourhood that never empties.

Beside the Palace

The Copacabana Palace and its restaurants are next door; Ipanema and the Arpoador a short walk south; the Sugarloaf a few minutes north. The best of Rio's South Zone opens out from this corner of the avenue.

An address that holds

Avenida Atlântica has been fully built for generations and the Chopin is one of a kind. Every apartment that reaches the market is a resale — which is what makes a 300 m² floor here so rare.
